The crack in the basement wall has grown since last winter, and two contractors have given you numbers you'd rather not repeat. You've seen ads for the big national home buyers, and you've seen local names on yard signs. Now you want to know which of the top companies that buy houses for cash Denver sellers use will actually take a house like yours, and how fast.
This list puts seven local buyers next to two national ones. It ranks them on what each publishes, with timing front and center.
Each company was judged on its own published terms and on its BBB profile where one exists. We compared how quickly each says it makes an offer and closes, what it charges, which homes it won't buy, and whether a named owner stands behind it. Offer amounts weren't compared. A company's own review figures are labeled as its own.

LVN Real Estate is a Denver investment company that's locally owned and, by its own account, veteran-owned. Kyle Doney founded it and holds the owner title on its BBB profile. The BBB shows a September 2015 start, an A+ rating and accreditation since August 2017. LVN says it aims to get you a cash offer within 24 hours and confirms it after a walkthrough. You can close in as little as 7 days, or later on a date you choose.
It takes the hard cases too, like foundation problems, fire damage, liens and back taxes. You don't pay fees or commissions, and LVN says it often covers closing costs. Tina Nguyen wrote on Google, "I sold my house to them in a short amount of time of 7 days from the first call to closing." Across 78 Google reviews, LVN averages 4.4 stars (October 2026).
Ryan Coleman, a licensed broker, has run Cash 4 Denver Homes since 2008. It says it buys "AS-IS" with "NO HOME INSPECTIONS," charges no commissions or closing costs, and covers the title insurance a seller would usually pay. Its contracts aren't assignable, per its site. The BBB grades it A+ but doesn't list it as accredited.
Seth runs this company with his wife, Stephanie, from a Fort Collins address. He says you'll get a cash offer within 24 hours and can "Close on the sale within a week." He buys houses, condos, mobile homes and land.
The BBB lists Ed Jalowsky as owner, a 1999 start and an A+ with accreditation since August 2017. Its website couldn't be reviewed, so its speed and fee terms weren't available. Ask before you sign.
HomeVestors works through franchises, and its Denver page names no local office or owner. It says "Our offers are typically discounted below market value in exchange for speed and convenience." It can "often close in as little as 3 weeks." Its FAQ describes a three-day review period after you accept.
The McCanna and Krajewski families have run this company since 2017. It says you'll get an offer within 24 hours. Closing can follow in as little as 7 days. BBB accreditation dates to April 2021.
VanWest says it has closed in as few as 3 days, and it'll let you stay free for up to 60 days after closing. Its site names no owner and no address.
Run by partners Doug Perry and Bob Hothem in Centennial, The Buy-Out Company has held BBB accreditation since 2013. It says you can close in 4 to 90 days, and it lists $10,000 in earnest money and "We Don't Assign the Contract." Those are stronger written terms than LVN publishes, so ask LVN to put its own in writing.
Opendoor buys in the Denver metro. It says you'll get an offer within 24 hours and can close in as little as 21 days. Its service fee is "competitive with traditional agent commissions," and its help center says the offer can go up or down after its assessment.
Fast isn't firm. Most of the top companies that buy houses for cash Denver homeowners call do a walkthrough or inspection first, and the number can change after it. Ask every buyer, LVN included, what could move the price before closing. Also ask who the buyer of record is, since Colorado's standard contract isn't assignable unless the added terms say so.
Owners facing a foreclosure date, sellers with damage a lender won't finance, and landlords with a vacant rental gain the most. A move-in-ready house with time to spare may do better listed.
Not by their own numbers. Opendoor says 21 days and HomeVestors about 3 weeks, while several local buyers say a week.
Its help center excludes homes with major foundation, fire, water or mold damage. LVN Real Estate says it buys houses with fire or foundation damage as is.
Not with the local buyers here. LVN, for one, says you don't need to make repairs or clean.
Among the top companies that buy houses for cash Denver sellers can call in 2026, LVN Real Estate earns first place. It's local and BBB accredited, it calls itself veteran-owned, it takes damaged houses, and it can close fast or on your date. Phone 720-259-9274 for a no-obligation offer and compare it at your own pace.
